When a post-construction inspection is needed
When construction is finished, it is important to make sure the property has been built in accordance with the design and the building codes, and that the structures have no defects that will show during operation. A post-construction technical inspection gives an objective picture and an official report before the property is accepted and commissioned.
KAZNICEP LLP inspects the load-bearing and enclosing structures, checks the as-built execution against the design, records deviations and defects and prepares a report — a document you can rely on when accepting the property and commissioning it.
A post-construction inspection is especially important when accepting a property from a contractor, commissioning it, discovering hidden defects and preparing to legalise a completed property.
A site visit by specialists and a study of the design and as-built documentation.
Inspection of the load-bearing and enclosing structures, photo evidence, recording of defects.
A check of the compliance of the completed work with the design and the building codes.
An engineering report with conclusions and recommendations for eliminating defects.
Frequently asked questions
What does a post-construction technical inspection give you?
The inspection records the actual condition of the completed property, checks the compliance of the completed structures with the design and the building codes, and identifies defects and deviations. A technical report is issued, which is used when accepting the property and commissioning it.
How much does a post-construction inspection cost?
The cost starts from 200,000 KZT and depends on the property: floor area, number of storeys, structural scheme, condition of the structures and scope of work. We give an exact price after clarifying the input data for the property.
How long does the inspection and the issue of the report take?
From 1 to 6 weeks. The timeline depends on the area and complexity of the property, the volume of instrumental work and the need for verification calculations.
Is the report suitable for commissioning and state expert review?
Yes. The report is prepared to the building codes of the Republic of Kazakhstan and is used when commissioning a property, for approvals with the authorised bodies and when passing state expert review.
How is a post-construction inspection different from an inspection statement?
An inspection statement quickly records visible defects with photo evidence. A post-construction inspection is more extensive work: checking compliance with the design, assessing the load-bearing capacity of the structures and drawing conclusions for official decisions on the property.
Do you travel around Kazakhstan?
Yes. We inspect completed properties — residential, administrative, industrial and public buildings — in Almaty, the Almaty Region and across Kazakhstan.
Where can I order a post-construction audit and are there examples of work?
A post-construction audit is ordered from an accredited organisation entitled to assess load-bearing structures. KAZNICEP LLP is accredited for properties of responsibility levels I and II (certificate No. KZ43VWC00251342) and has inspected dozens of completed and unfinished properties — 1500–1800-seat schools, administrative and industrial buildings. Selected case studies are in the “Reviews & projects” section.
Technical
