Pre-design stage — survey before design
Before design documentation is developed for an existing building, a technical inspection is always carried out — this is the pre-design stage, the basis for all design decisions.
- from 200,000 KZT
- 1–6 weeks
- 300+ projects across Kazakhstan
- accepted by GASK, the akimat and state expert review
Why the pre-design stage is needed
You cannot design a reconstruction, major repair, redevelopment, strengthening or change of use of an existing building “blind”: the designer needs reliable data on the actual condition of the structures, their load-bearing capacity and existing defects. A technical inspection — the pre-design stage — provides this data.
KAZNICEP LLP inspects the property and prepares a building condition report that becomes the input data for developing design documentation and individual sections of the design.
Without a pre-design inspection, design documentation has no reliable basis, and state expert review may reject it. For reconstruction and major-repair projects, an inspection is mandatory.
Visual and instrumental inspection of the property's building structures.
Determination of the actual load-bearing capacity and the technical-condition category.
Identification of defects, damage and areas requiring strengthening.
A building condition report — the input data for design.
Frequently asked questions
How much does a technical building inspection cost?
The cost starts from 200,000 KZT and depends on the property: floor area, number of storeys, structural scheme, condition of the structures and scope of work. We give an exact price after clarifying the input data for the property.
How long does the inspection and the issue of the report take?
From 1 to 6 weeks. The timeline depends on the area and complexity of the property, the volume of instrumental work and the need for verification calculations.
Is your report suitable for GASK, the akimat and state expert review?
Yes. The engineering report is prepared in accordance with the building codes of the Republic of Kazakhstan and is used for approvals with the authorised bodies and when passing state expert review.
How long is the engineering report valid?
As a rule, 3 years — provided the condition of the property, the loads and the operating conditions have not changed. If new defects appear or loads increase, a repeat inspection is required.
Do you travel around Almaty and the region?
Yes, we travel around Almaty and the Almaty Region. Large properties — administrative, industrial and public buildings — we inspect across Kazakhstan.
What do you need to get started?
Just describe the property: address, building type and task (redevelopment, reconstruction, condition assessment). If you have a technical passport or design documentation, attach it — this speeds up the work.
Can design documentation be developed without an inspection?
For an existing building — no: the designer needs reliable data on the actual condition of the structures. The inspection is carried out before design begins.
