Situation 2.0
Inspection before reconstruction and major repair
Assessing the actual condition of a building before work begins — the basis for a safe and cost-justified reconstruction or major repair.
- from 200,000 KZT
- 1–6 weeks
- 300+ projects across Kazakhstan
- accepted by GASK, the akimat and state expert review
Why inspect before work begins
Reconstruction and major repair change the loads and operating conditions of structures. Without understanding the building's real condition, such work risks emergencies and unjustified costs. A technical inspection gives an objective picture and determines which structures are fit for continued use and which require strengthening or replacement.
KAZNICEP LLP carries out inspections before reconstruction for education, culture, administrative and residential buildings across Kazakhstan.
Our portfolio includes reports on major repair with reconstruction of schools and kindergartens (nursery-kindergartens No. 114, No. 116, No. 141; the A. Mami lower-secondary school; the community centre in Ketpen village).
Study of the property's design and operational documentation.
Visual and instrumental inspection of structures, recording of defects.
Assessment of load-bearing capacity taking into account planned load changes.
A report with recommendations on reconstruction, strengthening and seismic safety.
Frequently asked questions
How much does a technical building inspection cost?
The cost starts from 200,000 KZT and depends on the property: floor area, number of storeys, structural scheme, condition of the structures and scope of work. We give an exact price after clarifying the input data for the property.
How long does the inspection and the issue of the report take?
From 1 to 6 weeks. The timeline depends on the area and complexity of the property, the volume of instrumental work and the need for verification calculations.
Is your report suitable for GASK, the akimat and state expert review?
Yes. The engineering report is prepared in accordance with the building codes of the Republic of Kazakhstan and is used for approvals with the authorised bodies and when passing state expert review.
How long is the engineering report valid?
As a rule, 3 years — provided the condition of the property, the loads and the operating conditions have not changed. If new defects appear or loads increase, a repeat inspection is required.
Do you travel around Almaty and the region?
Yes, we travel around Almaty and the Almaty Region. Large properties — administrative, industrial and public buildings — we inspect across Kazakhstan.
What do you need to get started?
Just describe the property: address, building type and task (redevelopment, reconstruction, condition assessment). If you have a technical passport or design documentation, attach it — this speeds up the work.
Is an inspection before reconstruction mandatory?
Yes. Reconstruction and major repair change the loads on the structures, so the design is developed only on the basis of a report on the actual condition of the building.
Where can I order an inspection before reconstruction in Almaty?
An inspection before reconstruction should be carried out by an accredited organisation with certified specialists. KAZNICEP LLP is accredited for properties of responsibility levels I and II (certificate No. KZ43VWC00251342) and has carried out inspections for the reconstruction of administrative, public and industrial buildings across Almaty and the regions of Kazakhstan.
